Membership is open to licensed real estate professionals specializing in commercial real estate and farm, ranch and land brokerage and exchanges. We encourage participation, and invite potential new members to attend a meeting as our guest. Membership is by invitation only, subject to the approval of the membership. Current members live and work in Washington, Idaho, Montana and Oregon. The group also welcomes Affiliate Members, whose companies provide services to the real estate and exchange industry (e.g., title companies, closing attorneys, bankers, venture capitalists, mortgage brokers). Also, many of our Affiliate Members work as private consultants, with expertise in finance, environmental hazard remediation, engineering, appraisal and valuation.

A.C.E. members and Affiliates have the experience to structure transactions which solve complex problems for clients. In addition, many A.C.E. members buy, sell and exchange properties and investments for their own account, and wealth building is an emphasis of the group. A.C.E. members adhere to strict ethical guidelines, and all client information discussed at meetings is treated as confidential.

These experienced men and women are recognized as the Pacific Northwest's premier exchange advisors; they are professional, thorough and reliable commercial property and farm, ranch and land brokers. Call a member when you need assistance understanding and structuring tax-deferred exchanges, under IRC Section-1031, or when you decide to buy or sell investment property in the Pacific Northwest. A.C.E. members are experienced problem solvers, representing buyers and sellers, and they are retained by many of the region's largest banks and law firms to evaluate, acquire and/or divest property.

A.C.E. meetings are held on the second Thursday of "odd months" -- January, March, May, July, September and November, at Templin's Resort, Post Falls, ID. Meetings start at 8:30 a.m. and run until approximately 3:00 p.m. Lunch is included. The May meeting is a special two-day marketing session and seminar, with continuing education and a social program. Meeting fee: $15.

A.C.E. is affiliated with the Montana Association of Real Estate Exchangers (M.A.R.E.X.), and many members belong to both organizations. M.A.R.E.X. holds regular meetings on the second Wednesday of February, April, June, August, October and December, at Ruby's Reserve Street Inn in Missoula, MT. Meetings start at 8:30 a.m. and run until approximately 3:00 p.m. Lunch is included. Meeting fee: $15.

Both organizations combine to sponsor the annual Pacific Northwest Marketing Conference, a "National" three-day marketing and educational session held in October at Templin’s Resort in Post Falls, Idaho. Typically, a large number of brokers and sales associates from throughout the U.S. attend this National Exchange Conference. Combined marketing packages in excess of $1 billion are presented.

A.C.E. membership dues are $50 annually, or $80 for combined A.C.E. / M.A.R.E.X. membership. In addition, a special low $75 member's registration fee is available for the Pacific Northwest Marketing Conference if paid in January with the annual dues; the normal registration fee is $125.
